Who pays for professional home staging?
I get this question not only from realtors, but home sellers as well. The answer is simple. The home seller. Why? research by universities, real estate associations, and other institutions on $50,000+ homes show that professionally staged homes (not DYI staging) receive the highest offers. Therefore it is of value to the seller who makes money, and an large expense to the realtor.
While sellers look at a "large commission" that should cover home staging, they don't understand all the expenses that go into being a great agent. It is not feasible for a realtor to pay for staging. Thats why staging is not "a thing" for every listing.
And the BIGGEST problem, sellers think home staging is an expense and a last resort. HUGE MISTAKE! HUGE! Research shows that by professionally staging a seller can double their money invest 98.7% of the time. We have seen most of our sellers make between $10,000 to $25,000 more in the offer than expected.
I know home staging sites tout such huge and unbelievable statistics. But statistics are not a belief system or a theory. The numbers don't lie.

Can you INCREASE the price after staging?
Yes and No. If a seller overpriced to start with then no! A seller can generally keep the current list price and stage instead of a price reduction. If the property is underpriced or at fair market value, then a little increase in price very feasible! Remember consumers everywhere pay more for WOW in anything products they purchase. We have experienced and great success in taking homes in price reduction mode to SOLD FAST! We make some small changes to the home, professionally stage, return to the market with new photos, and Viola!!! SOLD IN DAYS!!! Does every home need to be staged?
Yes & No. There are some amazing new construction homes and super updated homes that show well on-line. A home that shows well sells well! And research shows that a seller has 4 seconds to capture the attention of a buyer online. Severley outdated homes, or in major disrepair are not going to sell with staging. Pink carpet with pink formica in the kitchen needs to be priced for an investor. I don't always agree with staging every home. It depends on the financial situation, the current market trends, and the feedback if it is already on the market. The name of the game of selling a home is smart low-cost high impact changes that make a home appealing enough to get the best offer possible. A lot of statistics, experience, and current situations go into making investments. Including staging. Otherwise, I would say 90% of sellers could definitely make money on Professional Home Staging . The first 4 pictures photo in the photos gallery is how a buyer decides to take action and look rest of the gallery, overall price, price per sq ft, and other details of the home. If the buyer is turned off in the first 4 seconds of the gallery, they are not coming.
#2 Does the property look outstanding in the photos compared to the overall price. And in comparison to other homes they are looking at in their search for a home.
#3 Is the home fair market value? Price per square foot shows the buyers they are not over paying (overpriced) or going to house with problems (under priced).
#4 Days on Market are critical. When a home has accumulated a certain length of time on the market, buyers naturally think there is a problem they can't see. They don't want to waste their time and will choose to see fresher and newer listings.
